Estero is almost entirely concrete-block-stucco construction — planned-community CBS from the late 1990s forward. The two coating systems that survive in this climate are Sherwin-Williams Loxon XP (alkali-resistant, designed for fresh and weathered masonry, mildew-resistant) and Benjamin Moore Aura Exterior. We moisture-test the stucco with a Tramex meter before any coating goes on. If a wall reads above 15% behind the surface — common on north elevations under heavy landscape shade in Bella Terra and the older Rookery Pointe homes — we dry the cavity, find the source, then coat. Painting over a wet wall guarantees blistering within a single rainy season.
UV index hits 11+ on south-facing walls eight months a year along the Coconut Point and Corkscrew corridors. Deep reds and dark blues fade noticeably in 5-7 years here. Mid-tone earth colors hold 8-10 years. Premium acrylic in light neutrals — the HOA-friendly palette most Estero communities require anyway — can hit 12+ years if the prep was honest. We handle the submission packet as part of our scope and schedule prep work to begin only after written ARB approval is on file, which protects you from forced repaint orders.
Loxon XP is an elastomeric high-build acrylic from Sherwin-Williams designed specifically for masonry and stucco in high-humidity coastal climates like Estero. It bridges hairline cracks up to 1/16 inch, allows water vapor to escape (so trapped moisture doesn't blister the film), and holds color against UV degradation longer than standard 100% acrylic. For Estero CBS homes facing afternoon western sun across Corkscrew Road, we apply at 8-10 mils wet film thickness over a Loxon conditioner primer. Off-palette requests require a variance application, which is rarely granted. We pull the current approved palette from the community manager before color selection meetings with homeowners, so we're not building hope around a color that won't pass review.
