Florida sun, salt air, and tropical storms eat exterior paint. We use premium Sherwin-Williams systems built for SWFL conditions, with pressure-wash prep and HOA color-match support included on every job.
A full exterior paint job in SWFL covers more than just the body color. We address: stucco body (two coats of premium exterior), trim and fascia (semi-gloss for cleanability), soffit (mildew-resistant), garage door (often a separate color or finish), and front door (statement coat). HOA color match is included where required.
Sanibel salt-air exposure is severe — marine-grade acrylic systems are required. Sanibel Island has community aesthetic standards via the Sanibel Captiva Conservation Foundation and city ordinances. Color and material approvals are part of the job.

Standard architectural acrylic fails in 12-18 months on a Gulf-facing Sanibel elevation. Constant salt aerosol, UV index 11+ on south-facing walls eight months a year, and CBS stucco substrates moving through a 35-degree daily thermal swing eat ordinary paint film. The Sanibel homes that hold a finish for 8-10 years use elastomeric or high-build marine-grade acrylic systems specifically rated for chloride-aerosol exposure. Anything less needs repainting before the next hurricane season.
We spec Sherwin-Williams Loxon XP elastomeric (8-12 mils dry) over properly prepped CBS stucco on Gulf-facing elevations from the Sanibel Lighthouse stretch east through Gulf Ridge. Loxon XP bridges hairline cracks, resists salt-driven blistering, and carries a published wind-driven rain rating that holds up under the conditions that actually hit this island. On wood-frame trim, fascia, and lanai cage components we spec Benjamin Moore Aura Exterior with an oil-based primer on bare wood. We do not bury rusted nail heads or soft fascia under a topcoat — failed substrate gets replaced with PVC trim or pressure-treated stock before paint touches it.
Adhesion failure on Sanibel is almost always a prep failure, not a coating failure. Salt deposits on a Gulf-facing wall act as a release film between the substrate and the new topcoat. We pressure-wash with fresh water — not the brackish water that comes out of some island wells — to chemically clear chloride from the surface, then allow a verified dry-down period before primer. On 1980s and 1990s Sanibel Bayou stucco we moisture-test with a Tramex meter before specifying elastomeric. Above 15% moisture means a vapor-locked elastomeric topcoat will blister within one rainy season; the wall has to dry first.
Sanibel's UV exposure on south- and west-facing walls is brutal. Deep saturated colors hold 4-6 years, mid-tone earth colors 7-9, premium acrylic in light neutrals 10-12 if prep was clean. The Sanibel Captiva Conservation Foundation guidelines and Sanibel city ordinances on building aesthetics also constrain palette choice — natural, earth-tone, and white-family colors approved by the Sanibel Planning Commission, with no high-reflectance surfaces visible from the Ding Darling NWR side of the island. We pull the current approved palette before quoting and submit color selections to the city if the property sits in a sensitivity overlay.
A Sanibel exterior repaint that lasts is half coating and half prep. Fresh-water pressure wash, repaired spalling stucco, sealed bare substrate, marine-grade topcoat system, and a color choice the city will approve on first submission. That sequence is why our Periwinkle Place and East Gulf Drive repaints are still holding clean five and seven years out, through three hurricane seasons and the worst the Sanibel sun can deliver.

Yes. Brackish-well rinse on a Sanibel exterior just redeposits the same chlorides you're trying to remove, which causes premature blistering and adhesion failure at the primer interface within 12-18 months. We bring in fresh-water tanker rinse for the prep stage on any Sanibel property where the well tests above 250 ppm chloride, and we confirm substrate cleanliness with a wipe test before primer. The fresh-water rinse adds line-item cost but is the difference between a 7-year warranty system and a 2-year warranty system on West Gulf Drive properties facing direct Gulf exposure.
Sanibel's Land Development Code requires exterior colors to be earth-tone and visually compatible with the island's natural character, with the Planning Commission reviewing colors that fall outside the approved palette range. We pull sample boards in your candidate colors, photograph them against the existing landscape, and submit for staff-level review before mobilizing. For homes within sight of the Sanibel Lighthouse, J.N. Ding Darling NWR, or Bowman's Beach access, the review tends to be stricter on saturation and reflectivity. Whites are restricted to off-white and creamy ranges rather than bright white because of reflectivity concerns.
Sea-turtle nesting runs May 1 through October 31 on Sanibel. The night-sky lighting ordinance requires that any exterior fixture visible from the beach be shielded, amber-spectrum, or off during nesting hours, which affects how we run extended painting hours on Gulf-facing elevations. We schedule painting work daylight-only on Gulf-side elevations during nesting season, avoid white work-light reflection toward the beach, and bag any uplighting we have to disturb during prep. Inland-facing elevations away from the beach view corridor have more flexibility. The SCCF posts nest locations we cross-reference before scheduling.
Yes, and on long-cycle Sanibel rebuilds we often phase exterior paint as the last trade before final certificate of occupancy. The trick is timing: stucco needs 28-day cure minimum before primer, and any salt-spalled rebar repairs need full cure plus zinc-rich epoxy primer cure time before topcoat. We coordinate with your GC's schedule and the Sanibel building department's inspection sequence so we're not painting over uninspected work. For supplemental Ian claims that include exterior finish, the paint scope goes on the same supplemental rather than a separate claim line.
