Bad stucco repair shows. A patch in the wrong texture, the wrong color, or the wrong technique is visible from across the street. We match the original stucco's sand size, troweling pattern, and color before paint. After cure, we prime the patched area so paint absorbs uniformly with the surrounding panel.

Walk any Gulf-facing block from the Sanibel Lighthouse east through Gulf Ridge and the stucco failure pattern is consistent: rust spalling around lintels, rebar paths telegraphing through the finish coat, horizontal cracks at floor lines on two-story homes. Sanibel's constant salt aerosol drives chloride through any micro-crack in the stucco, reaches the embedded reinforcing steel, corrodes it, and pushes the finish off the block at roughly 7x the original steel volume. The repair has to address the corrosion at the rebar — not just the cracked stucco at the surface.
The signature Sanibel repair sequence on a Gulf-facing wall: chip the spalled stucco back to sound concrete, exposing the corroded reinforcement; abrasive-blast or wire-wheel the rebar to bright metal; apply a zinc-rich epoxy primer that will hold up under continued chloride exposure; rebond with a polymer-modified mortar; then re-stucco in matching three-coat sequence. Skip the zinc primer and skip the rebar prep and the spall returns within 18-24 months. We do not patch over rust on Sanibel — every stucco quote on a Gulf-facing elevation includes the rebar treatment line item.
A subset of late-1990s and 2000s Sanibel homes — particularly some custom builds in Sanibel Bayou interior parcels — used EIFS synthetic stucco over foam rather than traditional cement-over-block. EIFS fails differently: water penetrates through compromised window flashing, soaks the foam substrate, and rots the sheathing behind without showing on the finish face. We probe-test with a fastener pull or a wireless moisture scanner before quoting any EIFS work and almost always find the scope is larger than the homeowner expected. Traditional three-coat over CBS repairs predictably; EIFS becomes a substrate replacement scope.
Material delivery for stucco work runs through the Sanibel-Captiva Causeway with the same 35 mph Ding Darling corridor restriction that affects every other Sanibel job. We order portland, sand, and finish mix in batched deliveries timed outside peak tourist hours, and we stage the mix on-lot rather than running causeway round-trips during the day. Color match is the last 10% of the job and the part that fails most often on Sanibel — we sample the existing wall in three locations, mix a custom finish-coat color, and replicate the original applicator's float, sponge, or trowel pattern. Chloride ions from decades of Gulf aerosol penetrate the stucco coat, reach the rebar, and the corroded steel expands at roughly 6x original volume, which cracks and pushes the stucco off the substrate. The repair is not cosmetic. We chip back to sound concrete, expose the rebar fully, mechanically remove rust to bare metal, treat with a zinc-rich epoxy primer, and rebuild with a polymer-modified repair mortar before re-stuccoing. Skipping the zinc-rich primer step guarantees the same spall returns within 3-5 years.
For Sanibel V-zone exposure on West Gulf Drive and East Gulf Drive, we generally recommend traditional three-coat stucco over CBS rather than EIFS. EIFS performs adequately on inland Sanibel Bayou elevations but is more susceptible to impact damage from wind-driven debris and has historically had moisture-management issues in Florida hurricane corridors. Three-coat stucco over CBS with proper expansion joints and weep details handles surge events and wind-driven rain better, and is what the Sanibel building department has the most repair-track familiarity with on Ian-supplemental work. Existing EIFS can be repaired, but new builds usually default to three-coat.
Standard stucco mix and lath are available from Fort Myers and Cape Coral suppliers and cross the Sanibel-Captiva Causeway on next-day delivery under normal conditions. Specialty polymer-modified repair mortars for salt-spall remediation, zinc-rich epoxy primers, and stainless lath for V-zone exposure typically run 5-10 day lead times. We pre-order materials on Sanibel projects rather than running just-in-time, because a single causeway closure during a tropical wave can stall a stucco job mid-coat, and stucco that sits between coats past spec window has to be re-prepped. The lead time gets built into the project schedule.
Citizens and other Florida carriers treat salt-spall as a covered loss when it can be tied to a specific named-storm wind-driven surge event rather than gradual chloride exposure. For Sanibel Ian supplementals, we document the spall pattern against the storm's surge model, photograph any embedded debris in the stucco coat indicating wind-driven impact, and tie the failure timeline to the original 2022 event. Pre-existing gradual salt exposure failures are typically not covered, so the documentation of storm-attributable damage matters. We work with public adjusters on Sanibel to keep these supplementals inside the original claim envelope.
Sanibel Planning Commission exterior color review applies to integral-pigmented stucco the same way it applies to painted stucco, and the approved palette skews toward muted earth tones: warm whites, soft sand, weathered driftwood, sage, and seagrass greens. Bright Caribbean palettes that work on the Keys do not pass Sanibel review. For repair patches on existing homes, we color-match the integral pigment against the existing weathered finish rather than the original spec sheet, because 5-10 years of Sanibel sun shifts the color noticeably.
